Silvia’s House Pisa is an elegant holiday apartment in Marina di Pisa, Tuscany, perfectly
located just a few steps from the sea.
The house features the refined architectural style typical of the early 20th century and has
been fully renovated to offer modern comfort for a seaside holiday in Italy.
The apartment is located in the heart of Marina di Pisa, only 50 metres from the sea and 50
metres from the lush pine forest of the Migliarino – San Rossore – Massaciuccoli Natural
Park.
The area is quiet and ideal for a family holiday in Tuscany, for couples, and for anyone
wishing to combine culture, nature and relaxation by the sea.
Marina di Pisa has long been known for its healthy, iodine-rich sea air. The seafront
promenade is beautiful both in summer and winter and offers spectacular sunsets, perfect to
enjoy with a drink or a seafood dinner.
Silvia’s House Pisa is just a short walk from the main attractions of the area: you can enjoy
the sea and outdoor experiences while also relaxing in the privacy and comfort of your
holiday apartment near Pisa.

The apartment is located just 50 metres from the sea, inside the San Rossore – Tenuta di Migliarino – Massaciuccoli Natural Park, between the Mediterranean pine forest and the Tyrrhenian Sea. Pisa and Livorno can be reached in less than 30 minutes.
Lucca and the Versilia coast are about 45 minutes away, while Florence is just over one hour by car – perfect for day trips during your Tuscany seaside holiday.

Migliarino, San Rossore, Massaciuccoli Natural Park
The apartment is located just 50 metres from the sea, within the San Rossore – Tenuta di Migliarino – Massaciuccoli Natural Park, between the pine forest and the Tyrrhenian Sea.
Pisa and Livorno are less than 30 minutes away, Lucca and Versilia about 45 minutes, and Florence just over an hour.
The Beaches
The coastline of Marina di Pisa is part of the Natural Park area and is characterised by a long stretch of white, rounded pebbles, originally placed to protect the coast from erosion.
In summer, these beaches become a wide area with sunbeds and umbrellas available free of charge, allowing visitors to admire the clear, transparent sea, enhanced by the light-coloured seabed.
Between the pebble beaches, there are also natural sandy areas, ideal for guests who prefer sand. Some appear and disappear depending on the tides, while others are now permanent, especially near the tourist harbour (this is the closest beach to Silvia’s House Pisa) or on the Livorno side of town.
In addition to free beaches, there are several fully equipped beach resorts, one of which is very close to Silvia’s House. In the opposite direction, a long chain of beach clubs stretches for several kilometres.
For many years, Marina di Pisa has been almost continuously awarded the Blue Flag, recognising excellent water quality, environmental sustainability and eco-friendly tourism.
Numerous cycle paths and walking trails run along the coast and through the pine forest, with the long-term goal of connecting Pisa to Livorno and, via a new pedestrian bridge over the Arno River, also the San Rossore estate.
The Villas
Marina di Pisa has always been famous for its healthy air, particularly rich in iodine. From the late 19th century, doctors recommended that wealthy Florentine families spend long summer stays in Marina di Pisa in order to enjoy healthier winters.
This led to a period of great prosperity, during which many elegant Liberty-style (Art Nouveau) villas were built. Some have been preserved in their original form, while others have been transformed over time.
Among the most famous are Villa Romboli (fully restored and now home to the marina authority), Villino Tobler, Villa Peratoner, Villa Galli Dunn, and many others.
Traces of this period can also be found in Silvia’s House Pisa itself: the building dates back to the early 1900s and features a restored Liberty-style frescoed entrance ceiling, as well as two original historic floors in the bedrooms.

Silvia’s House Pisa offers three bedrooms, one of which can be used as a living room or bedroom depending on whether the apartment hosts 4 or 6 guests.
All rooms are very bright, airy and spacious.
They ensure a restful stay and maximum privacy, as they are quiet and arranged along a corridor that separates them from one another.

The Kitchen
A very spacious area – a true fully equipped eat-in kitchen, ideal for longer stays in Tuscany.
It is equipped with: washing machine, TV, extendable table for 4–6 people, oven, microwave,
fridge with freezer, kettle, pod coffee machine, toaster.
With sustainability in mind, Silvia provides water-filter jugs to reduce unnecessary plastic
bottle waste.
From the kitchen, you can access a balcony overlooking a quiet inner courtyard, perfect for
outdoor breakfasts or relaxing aperitifs after a day at the beach.
Silvia’s House Pisa features a windowed bathroom with shower, washbasin and bidet.

Where We Are
Marina di Pisa is located in Tuscany, directly by the sea, making it ideal for a beach holiday near Pisa:
The apartment is easy to reach by car (Pisa Centro motorway exit, approx. 7 km) and by public transport: bus line 10 from Pisa, stop 100 metres from the house.
There are also two electric car charging stations very close to the apartment.

House Rules
Silvia’s House Pisa is located on the first floor of a three-storey building and offers a
generous living space with two large balconies, one of which has sea and pine forest views.
Large kitchen with washing machine, two large double bedrooms, and a spacious living
room with a comfortable sofa bed, which can easily be converted into a king-size bed.
Bed linen, towels and table linen are included, as well as water, electricity and gas
consumption.
During the winter months, a €10 per day heating fee applies (to be agreed in advance).
A bike rental service is available on request.
In the small tourist harbour, boats with or without skipper can be rented during the summer
season.
For condominium regulations, pushchairs, bicycles or other items may not be left in the
shared entrance hall.
However, a dedicated space is available on the first floor.
Parties, open fires and barbecues on the balconies are strictly prohibited.
Holidays are a time for relaxation, so we kindly ask for responsible and respectful behaviour,
especially during the evening hours.
